Work out whether your address is in a city at all
CriticalHillsborough County contains only three incorporated municipalities — Tampa, Temple Terrace and Plant City. Brandon, Riverview, Carrollwood, Town 'n' Country, Lutz and Apollo Beach are unincorporated county, and between them they house more people than the City of Tampa does. Unincorporated means county code enforcement, county permits, the Sheriff rather than a city police department, and county rather than city utilities and service lines. It also means no municipal property tax on the bill. Establish which you are in before you sign anything, because almost every local process branches on it.
The evacuation zone and the flood zone are different things — learn both
CriticalYour FEMA flood zone determines whether a mortgage requires flood insurance. Your county evacuation zone letter, A through E, determines whether you are ordered to leave before a storm, and it is calculated from storm surge rather than rainfall. An address can be outside a FEMA high-risk zone and still be in Evacuation Zone A. Hillsborough has revised its evacuation zone map, so look the specific address up on the county's current lookup rather than relying on what a previous tenant told you.
Tampa Bay's shape is the hazard, and 2024 ended the long run of luck
CriticalTampa Bay is a shallow, funnel-shaped estuary sitting on a wide, gently sloping continental shelf — geometry that piles surge water up rather than letting it disperse, with the worst effects at the top of the bay in Old Tampa Bay and Hillsborough Bay. The region had gone generations without a direct hit, and 2024 broke the pattern: Helene's surge in late September, then Milton making landfall south of the bay a fortnight later. Treat surge modelling and the evacuation zone as live information, not history.
Ask about sinkholes — a question that does not exist in South Florida
CriticalWest-central Florida is the state's sinkhole belt, on karst limestone that dissolves and collapses. Florida requires insurers to offer catastrophic ground cover collapse cover, but broader sinkhole cover is a separate optional endorsement that many policies exclude by default. Sinkhole activity also has to be disclosed on a sale. Ask about it explicitly, ask what the policy actually covers, and treat a house with a history of remediation as needing specialist advice rather than a standard survey.
You have 30 days to get a Florida licence, and 10 days to get Florida insurance
CriticalNew residents must obtain a Florida driver licence within 30 days of establishing residency, surrendering the out-of-state one. Separately, Florida requires insurance from a Florida-licensed agent before a vehicle can be titled and registered, framed in the statute as within 10 days — so insurance comes first, not last. Florida is a no-fault state requiring personal injury protection, with low statutory liability minimums that are not comparable to minimums elsewhere.
Apply for your Social Security number about ten days after arriving
CriticalThe Social Security Administration verifies your status against DHS records that lag entry by one to two weeks, so going in on day two usually wastes the trip. Only work-authorised people qualify; everyone else files IRS Form W-7 for an ITIN. The card is free.
