RAKEZ is the real reason most foreigners end up here
CriticalThe Ras Al Khaimah Economic Zone sells company licences at a fraction of Dubai's free-zone prices — entry-level zero-visa packages start in the low thousands of dirhams a year against several times that in Dubai's better-known zones — while giving you the same UAE legal framework, the same visa machinery and the same zero personal income tax. For a solo consultant, a small trading company or a remote founder, that cost difference is the whole argument. What you give up is proximity: RAK is about 100 km from Dubai, which is a trip rather than a commute.
This is a freehold emirate, and that makes it different from Sharjah
CriticalBuyers of any nationality can acquire genuine freehold title in Ras Al Khaimah's designated zones — Al Hamra Village, Mina Al Arab, Al Marjan Island and Al Mairid among them — with no annual property tax, no tax on rental income and no capital gains tax. That is a materially different proposition from Sharjah, where what is generally available to non-Arab expatriates is a long usufruct rather than freehold. If ownership is part of your plan, the emirate you choose decides what you actually get.
Everything here is RAK's own, not Dubai's and not Abu Dhabi's
CriticalTenancy contracts are registered with RAK Municipality's real-estate service, at a fixed AED 25 plus a percentage of the lease value — Dubai's Ejari and Abu Dhabi's Tawtheeq have no application. Electricity and water come from Etihad Water and Electricity, the federal utility that replaced FEWA in the northern emirates, not from DEWA. Driving licences run through the Ministry of Interior channel and RAK Police, not the RTA. Almost every UAE guide online is really a Dubai guide.
The casino resort is genuinely reshaping the emirate
ImportantWynn Resorts received the first commercial gaming operator licence in the UAE from the General Commercial Gaming Regulatory Authority in October 2024, for a multi-billion-dollar integrated resort on Al Marjan Island targeting a 2027 opening. Whatever you think of casinos, the practical consequences are already visible: a construction and hospitality hiring wave, sharply rising property prices on and around Al Marjan, and a hotel pipeline that will change what the emirate is for. If you are buying property here, this is the variable driving the market.
You are an hour from Dubai, which is a weekend trip, not a commute
ImportantRas Al Khaimah sits roughly 100 km north of Dubai — about an hour on a clear road, considerably more at the wrong time. People who take a RAKEZ licence expecting to pop down for meetings usually discover they do it far less often than they planned. Treat Dubai as a place you visit deliberately, and choose RAK for what it is rather than as a cheap suburb of somewhere else.
Jebel Jais gives you a mountain climate the rest of the UAE does not have
Good to knowAt around 1,900 metres, the UAE's highest peak sits in this emirate, and in winter it is cold enough for a jacket and occasionally for frost. There is a road to the top, the world's longest zipline, and a hiking and camping culture that has grown quickly. Combined with the Gulf beaches on the other side of the emirate, RAK offers a genuine outdoor life that a Dubai address does not.
