Things most newcomers don’t know

With the rent cap gone, the Mietspiegel is the number that matters.

Mannheim left Baden-Württemberg's rent-cap area on 1 January 2026, so there is no statutory 10% ceiling on a new letting here. The city's qualified Mietspiegel — averaging about EUR 9.19 per square metre in the 2025/2026 edition — is still the legal reference for what a comparable flat costs, and it is now the main thing you can argue with. Look the flat up before you sign.

German law limits a rental security deposit to three months' cold rent under §551 BGB, requires it held apart from the landlord's assets earning interest for the tenant, and gives the tenant the right to pay it in three monthly instalments. Landlords rarely volunteer the instalment right.

Germany runs on direct debit, not on cards.

Rent, insurance, utilities and the broadcasting fee are collected by SEPA direct debit. Cards are far less central than in the US or UK, and plenty of Mannheim bakeries, kiosks and smaller restaurants still take cash only.

Look across the Rhine before you conclude you cannot afford the city.

Ludwigshafen is one tram stop and one federal state away, and rents there are materially lower for the same commute. It changes your tax and school jurisdiction rather than your daily life, and for a lot of people that trade is worth making — but make it knowingly rather than by accident.

Common mistakes to avoid

Signing a new letting without checking it against the qualified Mietspiegel now that the cap has lapsed.
Turning up to a viewing without a Schufa-Auskunft when the other applicants have one.
Arriving with no German IBAN and being unable to pay a deposit or first rent.
Not knowing the deposit is capped at three months and payable in instalments.
Opening several credit products at once on a thin file.
