What to know before you go

Zapopan is a separate municipality, and nearly every practical rule follows the municipality

Critical

The metro area is one city in conversation and nine municipal governments in fact, and Zapopan is the largest of them — roughly 1.6 million people by CONAPO's mid-2025 projection, more than Guadalajara proper, spread over an area several times larger. Your predial rate and its discount calendar, rubbish collection, municipal police, parking and photo-infraction enforcement, building and business licences and even which Cruz Verde ambulance comes are Zapopan's, not Guadalajara's. When a neighbour, landlord or blog tells you how something works in 'Guadalajara', the first question is always which municipio they mean — and if your address is in Zapopan, half the answer changes.

The corporate and semiconductor jobs people move here for are physically in Zapopan

Important

The 'Mexican Silicon Valley' story gets told about Guadalajara, but the offices are largely across the municipal line. Intel's Guadalajara Design Center sits in Colonia El Bajío in Zapopan; the corporate towers, the multinational back offices and the consultancies cluster along the Andares, Puerta de Hierro, Real Acueducto and Av. Patria corridor, also Zapopan; Tec de Monterrey's Guadalajara campus and the Universidad Autónoma de Guadalajara are in Zapopan too. If your offer is from one of those and you rent in Colonia Americana because that is the neighbourhood you read about, you have bought yourself a daily crossing of the whole metro area at rush hour.

Pay predial in January — Zapopan's discount is real money and its calendar is its own

Important

Zapopan collects more property tax than any other municipality in the country and has done for several years running, and it uses discounts aggressively to get it in early. For 2026 the headline was 15% off in January, with an additional card-payment discount in January and February, plus standing reductions of 50% at 60, 60% at 70 and up to 80% at 80, and 50% for people with a disability, pensioners and widows. There are seventeen ways to pay, including the Predial Zapopan app and a WhatsApp bot. Guadalajara and Tlaquepaque run their own, different schedules — check the one for your municipality and diarise it, because the difference between paying in January and paying in April is a meaningful sum on a family home.

Ask which tandeo block the address is on — and in a new tower, ask about the cistern anyway

Important

SIAPA supplies much of the metro area on a rotating roster rather than continuously, and the schedule is granular enough that two streets in the same colonia can differ. Zapopan's newest towers have proper cisterns, pumps and rooftop tanks, which makes tandeo invisible until the pump fails; the older colonias around the centre and the fast-growing northern fringe towards Tesistán and Nuevo México have thinner infrastructure and feel it. Ask the landlord for the tandeo day, ask when the aljibe was last cleaned, and if you can, visit on the off day rather than a convenient afternoon.

Spring is fire season in the Bosque de La Primavera, and the smoke settles over Zapopan first

Important

The 30,000-hectare protected forest on Zapopan's western flank is the metro area's lung and its most reliable air-quality problem. Between roughly February and June, fires there are frequent, and SEMADET has repeatedly activated atmospheric alerts naming Zapopan alongside Tala and El Arenal when the smoke lands. Combined with the winter thermal inversion that traps traffic particulates in the basin, that gives Zapopan two distinct bad-air windows a year. If anyone in the household has asthma, this belongs in the neighbourhood decision, not in the small print.

12 October shuts down the axis into Zapopan, and it is worth planning around rather than resenting

Good to know

La Romería — the procession that walks the Virgin of Zapopan from the cathedral in Guadalajara back to her basilica — draws around two million people and closes the main roads into Zapopan centre for most of the day. UNESCO inscribed the ritual cycle it belongs to on the Representative List of the Intangible Cultural Heritage of Humanity in 2018, and the cycle itself runs from May to October, so smaller processions occur through the summer. Do not schedule a move, a delivery or an airport run for 12 October. Do go and watch the Wixárika dance groups at least once.
