The Renters' Rights Act converted every assured shorthold tenancy in England into a periodic assured tenancy from 1 May 2026. There is no fixed term to expire: you can give two months' notice at any point, and a landlord can only end the tenancy on a specified statutory ground. Rental bidding is unlawful — a landlord must advertise a price and cannot invite or accept more than it — and no more than one month's rent may be demanded in advance. Almost every guide, forum thread and letting agent's script written before 2026 is wrong about this.

UKVI stopped issuing visa vignette stickers to successful new applicants on 1 July 2026, and biometric residence permits ended before that. Your permission exists as an eVisa in a UKVI account, and you prove it by generating a share code for a specific purpose, which an employer or landlord enters online. Set the account up and check every detail before you fly — there is no physical document to fall back on if the record is wrong.

You can only apply from inside the UK, so it cannot be arranged in advance. Payroll needs it to tax you correctly; without it you can work legally but will usually be put on an emergency tax code and have to reclaim. Check first whether you already have one printed in the remarks on an old BRP card.

Sheffield's Clean Air Zone went live on 27 February 2023 and is a Class C scheme: buses, coaches, taxis, private hire vehicles, HGVs, vans and minibuses pay if they do not meet the emissions standard, and private cars and motorcycles never pay, however old they are. Non-compliant vans and taxis are charged around GBP 10 a day and lorries, buses and coaches around GBP 50, inside the inner ring road, twenty-four hours a day, enforced by number-plate cameras. If you are moving here as an employee with a car this costs you nothing and you can ignore it; if you are self-employed with a van, or you drive for a living, it is the first thing to check and it is a four-figure annual difference. Leeds, thirty miles north, dropped its charging zone before it ever ran; Bradford's charges a wider set of vehicles; Birmingham's and Bristol's catch private cars. There is no national rule — check each city separately.

Sheffield rises from around 30 metres by the Don to over 500 metres on the moors inside the city boundary, and roughly a third of the city sits inside the Peak District National Park — the only English city with a national park within its own limits. Practically: the top of the city gets snow the bottom does not, a cycle commute from Crookes or Walkley into town is fast one way and brutal the other, and a flat with a view is a flat with a climb. Look at a contour map before a rent map, walk the route from the flat to the nearest tram stop or bus route yourself, and be honest about which direction you will be doing it in at eight in the morning.

Supertram returned to public ownership on 22 March 2024, when Stagecoach's contract expired and South Yorkshire Mayoral Combined Authority took the network over through its own operating company. The tram-train service on to Rotherham Parkgate — the first in Britain to run on both street track and the national rail network — runs from the same platforms. Buses are next: after a consultation in which 87% supported the change, the Mayor confirmed franchising in March 2025, and the first franchised services run in Doncaster and most of Sheffield from 5 September 2027, Barnsley and Rotherham in autumn 2028, and the rest of Sheffield in 2029. Until then fares and routes still vary by operator, so a bus ticket and a tram ticket are not interchangeable unless you buy a combined one.
