Reading is an employment centre, not a dormitory — and the difference decides where you look for work

The default assumption about a place twenty-five minutes from Paddington is that everybody commutes. Here they largely do not. Microsoft has run its UK headquarters from Reading since the 1980s and its Thames Valley Park campus alone carries over 2,000 staff; Oracle, Cisco, Bayer and PepsiCo all run substantial UK operations from the town or Green Park; and in 2016 the Financial Times described Reading and Bracknell together as the largest cluster of digital businesses in the country outside London. What that means practically is that you can take a genuinely senior technology, life-sciences or professional-services job here without ever buying a season ticket — and that the local salary market is bid up by companies competing with each other, not only by London. Search Reading jobs first and London jobs second, not the other way round.

Section 21 no-fault eviction is gone, and your tenancy has no end date

The Renters' Rights Act converted every assured shorthold tenancy in England into a periodic assured tenancy from 1 May 2026. There is no fixed term to expire: you can give two months' notice at any point, and a landlord can only end the tenancy on a specified statutory ground. Rental bidding is unlawful — a landlord must advertise a price and cannot invite or accept more than it — and no more than one month's rent may be demanded in advance. This is English law and does not apply in Wales or Scotland, so check which country a guide was written for before you follow it.

Every small share house in Reading has needed a licence since 1 March 2026

This is the most recent and least-reported change here. On 17 November 2025 Reading Borough Council designated a borough-wide additional HMO licensing scheme, in force from 1 March 2026 until 28 February 2031. It means any property occupied by three or more people forming two or more households requires a licence anywhere in the borough, not just the largest houses covered by mandatory licensing. On top of that, Article 4 directions in the Park, Redlands and Katesgrove wards remove the permitted development right to convert a family home into a small HMO, so a new share house in those wards also needs planning permission. If you are renting a room, the licence is a check you can make in minutes — and an unlicensed house is a property that may be closed under you, not a bargain.

There is no visa sticker and no BRP card — your status is an online record

Critical

UKVI stopped issuing visa vignette stickers to successful new applicants on 1 July 2026, and biometric residence permits ended before that. Your permission exists as an eVisa in a UKVI account, and you prove it by generating a share code for a specific purpose, which an employer or landlord enters online. Set the account up and check every detail before you fly — there is no physical document to fall back on if the record is wrong.

Apply for a National Insurance number in your first week

Critical

You can only apply from inside the UK, so it cannot be arranged in advance. Payroll needs it to tax you correctly; without it you can work legally but will usually be put on an emergency tax code and have to reclaim. Check first whether you already have one printed in the remarks on an old BRP card.

The rent is South-East-expensive, and it is the price of the job market rather than the commute

Important

ONS put the average monthly private rent in Reading at £1,577 in May 2026, against £1,418 across the South East as a whole — so Reading is meaningfully above its own region, not merely above the national average. The reason is that a genuinely well-paid local employment market is competing with a London commuter market for the same finite stock in a borough that is small and tightly bounded. Do the arithmetic honestly before you assume moving out of London saves money: an annual season ticket to Paddington is a four-figure sum revised every March, and the flat you can afford in Reading may not be much bigger than the one you left. Where Reading genuinely wins is if you work here.
