Nicosia is where the government business actually happens

If you live in Limassol or Paphos you will still travel to Nicosia for parts of your paperwork. Living here removes an entire category of day trips — which is a genuine, if unglamorous, argument for the capital.
Cyprus is EU but not Schengen, and Nicosia's geography makes that concrete
CriticalA Cypriot residence permit gives you no Schengen rights. You still meet your nationality's ordinary requirements to fly to Athens or Berlin. And the city itself is divided by a UN buffer zone — the Green Line — with pedestrian and vehicle crossing points that operate on their own rules. Neither fact is intuitive from outside.

Nicosia summers are inland summers — hotter than the coast, with no sea breeze
ImportantThe city sits in the Mesaoria plain with mountains on both sides and nothing to moderate it. July and August routinely pass 40°C, and the difference against Limassol is around five degrees with none of the coastal relief. Air conditioning is not a luxury here, and Cypriot electricity is expensive. Ask for August bills before choosing a flat.
The Green Line is crossable, and daily life for some people involves it
ImportantPedestrian crossings at Ledra Street and vehicle crossings elsewhere operate daily, and thousands of people cross routinely. Practical points that matter: your EU roaming does not apply on networks across the line, motor insurance for a car crossing needs separate arrangement, and what you may bring back is restricted. Treat it as a border for practical purposes even though the Republic does not regard it as one.
Nicosia costs meaningfully less than Limassol for the same salary
Good to knowRents run around 40% below Limassol's, and the gap widens outside the centre. Nicosia is also more Cypriot and less international — more Greek spoken day to day, fewer ready-made expatriate structures. Whether that is a cost or a benefit depends on why you moved.
