Monaco levies no personal income tax, but under the 1963 Franco-Monegasque convention French nationals resident in Monaco are generally taxed by France as if resident there — and anyone living in Nice and commuting into Monaco is a French tax resident and taxed by France on their worldwide income regardless of nationality. The 'Monaco means no income tax' shorthand is about residence in Monaco, not employment there, and the two are constantly conflated. If your plan depends on this, get advice from someone who handles frontalier cases specifically, before you accept the job or the lease.

French landlords expect a garant — usually a French person earning several times the rent who accepts liability. Newcomers do not have one. Visale, run by Action Logement, is a free state-backed guarantee covering most people under 31 and most new employees regardless of age. Apply before you view and put the certificate in your dossier. In a market as competitive as Nice's this is the difference between being considered and being filtered out.

Nice's rental stock competes directly with short-term holiday letting, and a great deal of it disappears from the long-term market between May and September. The practical consequences are that supply is tightest exactly when most people move, that some landlords offer bail mobilité or nine-month student leases specifically to keep the summer free, and that you should read carefully what kind of lease you are being offered. A contract that ends in June is not a home.

French law requires a tenant to hold assurance habitation and prove it at handover and annually. A landlord can take out a policy on your behalf and bill you, and can ultimately terminate the lease. It is cheap and takes an hour online — but the agent will ask for the attestation on the day you collect the keys.

Sophia Antipolis, twenty kilometres inland, was Europe's first science and technology park and remains one of its largest, with tens of thousands of jobs in telecoms, semiconductors, software and life sciences. It is genuinely car-dependent and the commute from Nice is the main quality-of-life question for anyone working there. People routinely underestimate it and then move to Antibes or Valbonne within a year.

France withholds income tax from your pay, but the annual spring declaration is still mandatory — it reconciles the withholding, applies the household quotient and captures income the withholding never saw. There is also no taxe d'habitation on your main home, a real saving against a UK Council Tax bill.
