Newcastle is designated regional Australia and Sydney is not
CriticalOnly Sydney, Melbourne and Brisbane are excluded from designated regional Australia. Newcastle and Lake Macquarie are Category 2, alongside Perth, Adelaide, Canberra, the Gold Coast, Wollongong, Geelong and Hobart. That means a subclass 491 nomination here attracts 15 extra points, opens regional streams, and adds an extra year of post-study work rights — none of which applies two and a half hours down the line in Sydney. For a points-tested applicant weighing the two, this is not a lifestyle question, it is the difference between an invitation and a wait.
No-grounds evictions ended in NSW on 19 May 2025
CriticalLandlords in New South Wales now need a specified reason to end a tenancy — the practice of ending a lease without giving one is gone. The same reform package limited rent increases to once every twelve months for every tenancy, fixed-term or periodic, required landlords to respond to a written pet request within 21 days and to refuse only on prescribed grounds with no pet rent or extra bond, and banned charging tenants for background checks. Anything written before mid-2025, including a lot of agents' standard scripts, is out of date on all of it.
NSW charges foreign buyers the highest surcharge in Australia
ImportantSurcharge purchaser duty rose from 8% to 9% on 1 January 2025 and the foreign owner land tax surcharge from 4% to 5% for the 2025 land tax year. That is the steepest foreign purchaser impost of any Australian jurisdiction — Queensland and Victoria charge 8%, South Australia and Western Australia 7%, and the ACT charges none at all. On a AUD 900,000 Merewether house that is AUD 81,000 on top of ordinary duty, and the land tax surcharge applies annually to the full unimproved land value with no threshold. Separately, since 1 April 2025 most foreign persons cannot buy an established dwelling in Australia at all.
Your licence clock is three months, and the rules changed on 1 February 2026
ImportantOnce you are a NSW resident you have three months to hold a NSW licence, and whether that is a counter transaction or a full testing programme depends on which list your issuing country is on. On 1 February 2026 Experienced Driver Status ceased for 'List B' jurisdictions, so drivers who would previously have converted straight over now sit both the Driver Knowledge Test and a practical driving test. The train stops at Wickham, and that is the whole shape of the city's transport
Good to knowHeavy rail into the old Newcastle station was cut back to Wickham in December 2014 and the CBD is served by a 2.7-kilometre light rail line from Newcastle Interchange to Pacific Park. The Sydney train takes roughly two and a half hours to Central. Newcastle Airport at Williamtown opened a new terminal on 29 July 2025 that roughly doubled its capacity and can handle wide-body aircraft, with Jetstar starting Bali services that October — the first ongoing international route beyond Australasia. Add it up and Newcastle is genuinely well connected for a city of its size, but you should test your own commute before assuming the light rail replaces a car.

Good to knowThe Port of Newcastle has been the world's largest coal export port for decades and is actively diversifying; the Hunter–Central Coast Renewable Energy Zone, a declared offshore wind zone off the coast, and the Tomago aluminium smelter — which alone draws a large share of New South Wales's electricity — all sit within an hour. Eraring, Australia's largest coal-fired power station, is on Lake Macquarie and its closure has already been deferred once. If you work in energy, engineering, heavy industry or environmental science, this is one of the most consequential places in the country to be over the next decade. It also means the local economy has a genuine structural question hanging over it.
