Measure the commute from the front door, not from the station
Netanya station is beside the Netanya Interchange rather than in the cliff-top centre, and Netanya Sapir is in the southern industrial zone. From Ir Yamim, the promenade or Kiryat Hasharon, the journey begins with a bus or a drive. Add both local legs before you compare Netanya with a Tel Aviv suburb.

Establish your beach access point and check the lift
The city sits on a sandstone cliff and reaches its beaches by ramps, stairs and municipal lifts. Which access point is nearest to a flat, and whether its lift is currently in service, is a genuine question about daily life rather than a holiday detail — especially with children or shopping. Ask at the viewing and go and look.

Plan around Shabbat, which stops everything
Israel Railways and the intercity coach network stop from Friday afternoon to Saturday evening, and Netanya has no Haifa-style Saturday bus exception. A Saturday trip to Tel Aviv or Ben Gurion Airport needs a sherut, a taxi or a car.

Convert your licence within the window
File the online green medical declaration, take a vision test at an approved optician, then book a Misrad HaRishui appointment with your foreign licence, Teudat Zehut and Teudat Oleh. Olim from Western countries with five or more years of driving history who apply within five years of aliyah usually get the expedited, no-practical-test track.

Things most newcomers don’t know

The beach lifts are infrastructure, and their reliability is a housing question.

Netanya's centre is on top of a cliff and its beaches are at the bottom. The municipal lifts down the face are how most people actually get there, and when one is out of service the alternative is stairs or a walk to the next access point. Anyone choosing a flat for beach proximity should establish which access serves it and what its recent service record is — the difference between a working lift and a broken one is the difference between a daily swim and a monthly one.

Neither station is where you think it is.

Netanya station is out by the Netanya Interchange and Netanya Sapir is in the southern industrial zone, so nobody living on the promenade walks to a train. The suburban service down the coastal line is genuinely frequent — 38 southbound departures on a weekday — but the published journey time is only half your commute. Time the local leg at 7:45 on a weekday before you decide.

Highway 2 makes Netanya feel closer to Tel Aviv than it drives at rush hour.

Thirty kilometres of coastal motorway looks like a twenty-five-minute drive, and off-peak it is. At peak, the interchange and the approaches into Tel Aviv are the constraint rather than the distance. The train is usually the more predictable option, which is exactly why the local leg to the station matters so much.

The expedited licence conversion has two separate deadlines.

Your right to drive on a foreign licence ends one year after entry, and the no-test expedited conversion right for olim expires five years after aliyah. People assume there is no urgency because they are still legally driving, then discover at year six that they face the full new-driver theory and practical tests.

Common mistakes to avoid

Comparing Netanya with a Tel Aviv suburb on published train times without adding the trip out to the station.
Choosing a flat for beach proximity without checking which cliff access serves it and whether the lift runs.
Assuming some Saturday service exists — outside Haifa, it does not.
Driving on a foreign licence past the one-year mark from entry, which voids insurance as well as legality.
Letting the five-year expedited-conversion window lapse and being pushed into the full test route.
