What to know before you go
Marseille is genuinely cheap for a major European city, and that is the point
CriticalRents run well below Lyon, Bordeaux and Nice, and dramatically below Paris — a one-bed near the centre costs what a room costs in some comparable cities. There is no encadrement des loyers here because the market has never needed it in the way Lyon's and Bordeaux's did. For anyone with portable income, or working in the port, logistics or the growing tech sector, the cost base is the strongest single argument for the city.
The guarantor is the real obstacle to renting in France, and Visale solves it free
CriticalFrench landlords expect a garant — usually a French person earning several times the rent who accepts liability. Newcomers do not have one. Visale, run by Action Logement, is a free state-backed guarantee covering most people under 31 and most new employees regardless of age. Apply before you start viewing and put the certificate in your dossier. It converts you from an impossible applicant into an ordinary one, and it matters even in a soft market because landlords still screen on it.
Be honest with yourself about the security picture, and specific rather than vague
CriticalMarseille has real, documented problems with drug-related violence concentrated in particular northern quartiers and around specific trafficking points. That violence is overwhelmingly internal to those networks and it is geographically concentrated. It is not a general threat to a resident living in the 1st, 6th, 7th or 8th arrondissements, whose day-to-day experience is closer to any large Mediterranean port city: watch your phone and your bag, particularly around the Vieux-Port, Noailles and the stations. Both halves of that are true, and advice that gives you only one is not useful.
Home insurance is a legal requirement for tenants, not an option
CriticalFrench law requires a tenant to hold assurance habitation and prove it at handover and annually. A landlord can take out a policy on your behalf and bill you, and can ultimately terminate the lease. It is inexpensive and can be arranged online in an hour — but the agent will ask for the attestation on the day you collect the keys and will not hand them over without it.
You must file a tax return even though tax is deducted at source
ImportantFrance withholds income tax from your pay, but the annual spring declaration is still mandatory. It reconciles the withholding, applies the household quotient and captures income the withholding never saw. There is also no taxe d'habitation on your main home, which is a real saving against a UK Council Tax bill.
A national park starts at the edge of the city and the bus goes there
Good to knowThe Calanques are the only national park in Europe within a major city's boundary — limestone inlets, cliffs and clear water running east toward Cassis, reachable on a city bus. Access is regulated in summer, with some calanques requiring a free booked permit on high fire-risk days. Check before you set out in July and August, because the closures are real and enforced.
