Málaga's rents have risen faster than almost anywhere in the country, driven by remote-work arrivals, the technology cluster and the conversion of long-term stock into tourist apartments. The city responded by suspending new tourist-apartment registrations across dozens of districts where the share of short lets had passed a threshold. The practical consequence for you is that good long-term flats are scarce, competition is intense, and you should arrive with your full document pack assembled and a temporary place to stay for the first month. Do not plan to find a permanent flat in your first fortnight.

Spain's wealth tax is designed nationally but rebated regionally, and Andalusia rebates it in full. Half of income tax is also regionally set and Andalusia has cut its scale. For someone with significant assets, Málaga is a materially different tax position from Valencia or Barcelona on identical Spanish residency. The caveat is a state-level solidarity levy on very large fortunes, introduced specifically to capture what regional rebates release — so the benefit is real in the middle and thinner at the very top.

The padrón is the municipal register of residents and its certificate unlocks the public health system, school places, your TIE appointment and residency renewals. Register at the ayuntamiento with your passport and a rental contract or proof of address in your first fortnight. In Málaga this is harder than elsewhere because it requires an address, and finding an address is the hard part — which is why a formal short-term rental contract for your first month is worth more than a cheaper informal one.

Málaga TechPark has grown into one of Spain's largest technology employment concentrations, Google opened a cybersecurity centre here, and Vodafone, Cisco and others have established engineering operations. That means real local jobs at real salaries rather than only remote work — but it also means the salary expectations of the tech sector now compete with local wages for the same housing, which is a large part of why rents moved the way they did.

Málaga is on the coast with a sea breeze, so summers top out well below Seville's inland extremes and winters are mild enough that the beach is usable much of the year. The exception is the terral, the hot inland wind that occasionally pushes the city past 40 °C for a few days. Against Seville you pay noticeably more rent for a noticeably better summer.

Every Spanish SIM is registered against an identity document. A prepaid SIM can be activated on a passport, which is what to do on arrival. Contract tariffs — better value and usually bundled with fibre — need a NIE and a Spanish bank account.
