Section 21 no-fault eviction is gone, and your tenancy has no end date

Critical

The Renters' Rights Act converted every assured shorthold tenancy in England into a periodic assured tenancy from 1 May 2026. There is no fixed term to expire: you can give two months' notice at any point, and a landlord can only end the tenancy on a specified statutory ground. Rental bidding is unlawful — a landlord must advertise a price and cannot invite or accept more than it — and no more than one month's rent may be demanded in advance. Almost every guide, forum thread and letting agent's patter written before 2026 is wrong about this.

There is no visa sticker and no BRP card — your status is an online record

UKVI stopped issuing visa vignette stickers to successful new applicants on 1 July 2026, and biometric residence permits ended before that. Your permission exists as an eVisa in a UKVI account, and you prove it by generating a share code for a specific purpose, which an employer or landlord enters online. Set the account up and check every detail before you fly — there is no physical document to fall back on if the record is wrong.

Apply for a National Insurance number in your first week

Critical

You can only apply from inside the UK, so it cannot be arranged in advance. Payroll needs it to tax you correctly; without it you can work legally but will usually be put on an emergency tax code and have to reclaim. Check first whether you already have one printed in the remarks on an old BRP card.

Leeds has no tram, no metro and no light rail — plan your life around that

Critical

Leeds is among the largest cities in Europe with no rapid transit of any kind. The Supertram was cancelled in 2005 after a decade of planning, the trolleybus scheme that replaced it was rejected at inquiry in 2016, and the HS2 eastern leg was scrapped in November 2021 with a promise of a West Yorkshire mass transit system instead — which is still years from carrying anyone. What you actually have is a dense bus network and an unusually good local rail network reaching Ilkley, Harrogate, Bradford, Wakefield and Skipton. Buses move to publicly controlled franchising from March 2027, which will bring routes, fares and timetables under the combined authority. Until then, choose where you live by the train line, not by the bus route, because the trains are the part that already works.

Leeds built a Clean Air Zone and never switched it on

Important

The city installed the cameras and the signage, then dropped the charging scheme in 2020 after the local taxi, bus and HGV fleets upgraded ahead of it and the government revoked the direction. The practical result is that there is no charge to drive any vehicle in Leeds — unlike Bradford next door, which charges a wider range of vehicles including vans, or Sheffield an hour away, or Birmingham and Bristol, whose zones catch private cars. If you are bringing an older diesel from abroad, Leeds costs you nothing and a twenty-minute drive west costs you daily. Check each city separately rather than assuming a national rule.

'While' means 'until', and it is the one dialect difference that can hurt you

Good to know

In West Yorkshire, 'while' is routinely used where standard English uses 'until'. 'The office is open while six' means until six. 'Wait while the lights flash' — once actually used on level-crossing signage in the county — reads to an outsider as an instruction to cross during the flashing, which is the opposite of the meaning. Nobody will warn you, because to a Loiner it is simply the word. Everything else in the Yorkshire register is charm; this one is worth internalising properly.
