A furnished one-bedroom in An Thượng or Mỹ An lets to a Vietnamese tenant for around VND 6–9 million a month. The same flat listed on an English website, an expat Facebook group or through a foreigner-facing agent routinely asks twelve to eighteen. This is not a scam, it is a segmented market, and the gap is bigger here than in Hanoi or Saigon because so much stock was built for short-term tourist letting. Take a two-week serviced booking, then walk the streets you want with a Vietnamese-speaking friend and read the 'cho thuê' signs.

September to December is typhoon and flood season, peaking around mid-October. In late October 2025 Da Nang declared an emergency with more than 65,000 households affected after days of rain, and low-lying streets near the Hàn and Cẩm Lệ rivers went under. 'Đường này có ngập không?' — does this street flood — is a normal question and landlords expect it. Ground-floor flats, basement motorbike parking and anything on a street that visibly slopes down toward the river deserve a straight answer and a look at photos from last October.

Under Circular 53/2016 the accommodation provider must declare a foreign guest's temporary residence to the ward police within twelve hours in an urban area. Hotels and serviced apartments do it automatically through the provincial portal. Independent landlords in Da Nang, many of whom are letting a family property informally, often do not. Without the confirmation you cannot get a residence card, cannot open a bank account and are technically unregistered where you live.

On 1 July 2025 Vietnam merged Quảng Nam province into Da Nang and abolished the district tier nationwide. Da Nang City now stretches from Hải Vân pass to the Quảng Ngãi border and contains Hội An and Mỹ Sơn. Practically: your paperwork province is Đà Nẵng even if you live in Hội An, the ward (phường or xã) is the administrative level you deal with, and any address or office reference written before mid-2025 — including plenty still on official websites — may name a district that no longer exists.

Da Nang has good day-to-day care — Family Medical Practice, Vinmec and Hoàn Mỹ all operate here with English-speaking doctors. For complex surgery, intensive care or oncology, the established pattern is Hue Central Hospital two hours north, Ho Chi Minh City, or Bangkok and Singapore. A policy with genuine medical evacuation cover is worth far more here than the equivalent policy in a capital city, and it is precisely the clause people skim when comparing premiums.

There is no metro and no meaningful bus network. Da Nang is about thirty minutes end to end by scooter, the beach road runs unbroken for twenty kilometres, and Hội An is forty minutes south. That geography is most of why remote workers choose it over Saigon. It also means your licence class matters: convert your home licence properly rather than riding on a permit Vietnam does not recognise, because the beach road at night is not where you want to discover your insurance is void.
