What to know before you go

Coventry licensed the small shared houses in May 2025, and most online advice has not caught up

Critical

Two schemes now stack here. The national mandatory scheme has always covered HMOs occupied by five or more people forming more than one household. On top of it, an additional licensing designation made on 7 October 2024 and in force from 4 May 2025 extends licensing to HMOs with fewer than five occupants and to properties without shared amenities — which is precisely the kind of converted terrace or subdivided flat a single newcomer or a couple of students ends up in. If you are taking a room or a small self-contained unit in a converted house, ask to see the licence. Almost every guide, forum post and letting listing written before mid-2025 assumes the old position, and an unlicensed licensable property is an offence by the landlord, not by you.

Coventry has no clean air charge and Birmingham charges private cars twenty minutes away

Critical

Coventry is not among the seven operating Clean Air Zones on GOV.UK — Bath, Birmingham, Bradford, Bristol, Portsmouth, Sheffield and Tyneside — so no vehicle pays to drive here. Birmingham's zone is Class D, the strictest class, and charges non-compliant private cars daily. Coventry and Birmingham are twenty minutes apart by train and half an hour by road, and people commute, shop and take meetings between them constantly. If you buy an older diesel because Coventry does not charge, check its compliance against the Birmingham zone before you assume it is free to drive to a client there.

Section 21 no-fault eviction is gone, and your tenancy has no end date

The Renters' Rights Act converted every assured shorthold tenancy in England into a periodic assured tenancy from 1 May 2026. There is no fixed term to expire: you can give two months' notice at any point, and a landlord can only end the tenancy on a specified statutory ground. Rental bidding is unlawful — a landlord must advertise a price and cannot invite or accept more than it — and no more than one month's rent may be demanded in advance. In a city with two large universities and a very large purpose-built student sector, this is a real shift: you are no longer bound to a September-to-July year.

There is no visa sticker and no BRP card — your status is an online record

Critical

UKVI stopped issuing visa vignette stickers to successful new applicants on 1 July 2026, and biometric residence permits ended before that. Your permission exists as an eVisa in a UKVI account, and you prove it by generating a share code for a specific purpose, which an employer or landlord enters online. Set the account up and check every detail before you fly — there is no physical document to fall back on if the record is wrong.

Apply for a National Insurance number in your first week

Critical

You can only apply from inside the UK, so it cannot be arranged in advance. Payroll needs it to tax you correctly; without it you can work legally but will usually be put on an emergency tax code and have to reclaim. Check first whether you already have one printed in the remarks on an old BRP card.

The University of Warwick is in Coventry, and the ring road is harder than it looks

Important

Two orientation facts that cost newcomers real time. First, the University of Warwick sits on Coventry's southern edge with a Coventry postal address; the town of Warwick is eleven miles away and has no university. People book accommodation, trains and interviews in the wrong place every single year. Second, the ring road is a 2.25-mile elevated loop with junctions roughly 300 metres apart and slip roads that weave across one another — it is one of the most demanding pieces of urban road in Britain to drive cold. Know your junction number before you join it, and stay in lane.
