Before you rent or buy anything in Christchurch, find out three things: the land's technical category, whether the property had earthquake claims and how they were settled, and whether any repairs were consented and completed. TC1 land is unlikely to suffer future liquefaction damage; TC2 may suffer minor to moderate damage; TC3 is highly vulnerable and needs site-specific geotechnical investigation and engineered foundations. This is not obscure information — the council publishes technical category maps, and a LIM report and the Natural Hazards Commission's claim history are the standard due diligence. Skipping it is the single most expensive mistake available in this city.

A great many Canterbury houses were repaired after the earthquakes, and some of those repairs were incomplete or substandard. When such a house is sold, the new owner can discover the damage years later and find that neither their own policy — which covers new damage, not pre-existing — nor the previous owner's settled claim helps them. The practical protections are to read the LIM and the claim history carefully, to get a building inspection from someone who specifically knows Canterbury earthquake damage rather than a generic inspector, and to have the Natural Hazards Commission claim formally assigned to you in the sale and purchase agreement. Ask your lawyer about the assignment clause by name.

Without an IRD number and a completed IR330 tax code declaration, your employer must apply the no-notification rate of 45%. You get it back eventually, but it lands on the same pay cycles as your bond and your moving costs. Apply the week you arrive — it is free and mostly online. This is national rather than Christchurch-specific, and it is still the mistake that costs new arrivals the most money in their first month.

Eligibility for publicly funded health services turns on holding a work visa valid for at least two years, counted from your first day in New Zealand rather than from the visa's issue date. A 23-month visa gives you nothing; 24 months gives you the full entitlement. If you have any influence over the length of your first visa or contract, this single number is worth more than most salary negotiations. Separately, ACC covers accidental injury for everyone in the country regardless of visa — so insure for illness and repatriation, not twice for accidents.

Christchurch sits in a basin and its winter air used to be genuinely bad, so Environment Canterbury runs a clean air zone with rules tighter than the national standard. All pre-2005 wood burners in the zone must be removed or replaced by 1 January 2027, only ultra-low emission burners are approved for new installations, and low-emission burners installed under earlier rules have a fixed twenty-year life before they become non-compliant. If you are buying a house with a wood burner, find out its make, model and installation date, because it may be an appliance with a known expiry rather than a heating solution. Rents and house prices in Christchurch run well below Auckland's for equivalent space, the commute is genuinely short, and the central city is new because it had to be. What you give up is the depth of Auckland's job market — particularly in tech, finance and anything requiring a big-company head office — and the international flight network. For anyone in health, education, engineering, agritech or the public sector, or anyone paid from overseas, the arithmetic here is very favourable. For someone job-hunting in a narrow professional niche, Auckland or Wellington may simply have more of it.

Christchurch sits on an alluvial plain and is almost entirely flat, and the rebuild included a network of Major Cycle Routes — separated, connected commuter cycleways of a standard that does not exist elsewhere in New Zealand. Combined with short distances, this makes a car genuinely optional in a way it is not in Auckland or Wellington. The caveats are the wind, which is real, and the winter frosts, which are frequent on the plains and make an early-morning ride a different proposition than in Auckland.
