Establish your basis: sponsored offer or economic solvency
The large hotel groups, the airport operator and the bigger developers hold a Constancia de Inscripción de Empleador with INM and file the job-offer petition, producing an authorisation number you carry to the consulate. If nobody is sponsoring you, the solvency route needs original bank or investment statements — twelve months of balances, or six months of income. You qualify on income or on savings, not on a blend of the two, and the amounts are set nationally in UMA.

Apply at a Mexican consulate abroad
Attend in person with the passport, photo, form, fee and either the employer authorisation or your solvency evidence. The consul interviews you and, if satisfied, places a residente temporal sticker in the passport. This step cannot be done from inside Mexico, and the fact that you are already living in Cancún on tourist entries does not create an exception — it usually makes the conversation harder.

Enter Mexico with the entry record marked for canje
Fly into Cancún within 180 days of the sticker being issued and tell the officer at the counter that you hold a residency visa, so the entry record is marked for exchange rather than as a tourist. Cancún handles enormous volumes of tourist arrivals and the default assumption at the desk is that you are one; say it clearly and check what you were given before you leave the hall.

Open the canje at INM Quintana Roo within 30 days
File the exchange on the INM portal, pay the derechos through a bank or online, and attend the office for fingerprints and photo. The 30-day window starts the day you land and is enforced strictly. Do not leave Mexico during it without a salida y regreso permit — easy to forget in a city with an airport that flies everywhere.

Collect the card, then confirm your CURP and request an RFC
The physical card shows your CURP. Confirm and print the definitive version at the RENAPO portal, then book a SAT appointment for the RFC if you will be paid locally, invoice clients, or buy property — the fideicomiso process will want it.

Renew inside Mexico, and plan the four-year cliff
Renewals are filed at INM in Quintana Roo, never at a consulate again, and must be started before the card expires. Temporary residency runs to a maximum of four years in total, after which you switch to permanent residency or leave.

Things most newcomers don’t know
The 180-day tourist entry is discretionary, not a right, and Cancún is where people discover that.
A visitor permit is granted for a period the officer decides, up to 180 days, and officers here are experienced at spotting someone living in Mexico on repeated entries. Being given 30 or 60 days instead of 180, or being questioned about ties and onward travel, is now routine. Anyone whose life plan depends on a full 180 days every time has built it on an officer's discretion, which is exactly the thing residency exists to replace.

The solvency thresholds were rewritten in July 2025 and are set in UMA, so every quoted figure ages within a year.
New Lineamientos generales para la expedición de visas were published in the DOF on 25 July 2025, replacing the 2014 rules and restating every amount in days of the UMA, which is revalued each February. Each consulate converts to local currency itself, so posts publish different numbers in the same year. Ask the post that will interview you what it requires for the current year and take the answer in writing rather than planning against a figure from a Cancún expat group.

Economic-solvency residency does not include the right to work in Mexico.
The solvency route buys legal residence, not a work permit. Taking a local salary or invoicing Mexican clients on it requires either the employer-sponsored route from the start or a permiso para trabajar added to an existing card. In a city where the obvious jobs are in hospitality and the obvious side hustles are tourism-adjacent, this is a live distinction rather than a technicality.

You will want residency before you want a fideicomiso, and people do it in the wrong order.
Buying property here means an SRE-permitted bank trust, a Mexican bank relationship and usually an RFC, and every one of those is easier as a resident than as a visitor. Foreigners can and do buy on a tourist entry, but the process is smoother, cheaper and less dependent on intermediaries once the card and the CURP exist. If you plan to buy in the first year, get the residency moving first.

Common mistakes to avoid
- Being processed as a tourist at Cancún airport instead of for canje — say the word at the counter and check the record.
- Assuming a 180-day entry is guaranteed and building a life around border runs.
- Working from pre-2025 solvency figures, or from any figure your own consulate has not confirmed this year.
- Assuming a solvency-based card lets you work in a Cancún hotel or agency — it does not, without a work permission added.
- Travelling out of Mexico between filing the canje and collecting the card without a salida y regreso permit.
