Around 97% of Cambridge's tap water is pumped from the chalk aquifer beneath South Cambridgeshire, and abstraction has already drawn down the globally rare chalk streams that depend on it. The Environment Agency has objected to development on water-supply grounds, and the two structural fixes — a pipeline from Grafham Water and a new reservoir in the Fens — are dated to the 2030s, not this decade. This is not background colour. It means the supply of new homes in Greater Cambridge is constrained by something a developer cannot buy their way past, so the shortage you experience as a renter is not a temporary market cycle. Plan on a tight market for the length of any reasonable stay, and do not assume next year will be easier.

Cambridge City Council operates mandatory HMO licensing only: a licence is needed where five or more people from two or more households share facilities. Three- and four-person shares are not licensed here. Oxford, forty minutes away by train and otherwise the closest comparator city in England, designated its entire area for additional licensing and brought three- and four-person shares into scope. The practical effect is that a four-person Cambridge house share sits outside the licensing regime, so the council-enforced standards on room sizes, amenities and fire safety that apply to a licensed HMO do not automatically apply. Inspect harder, ask to see the gas safety certificate and the EICR, and do not assume a licence exists just because the house is shared.

Michaelmas term begins in early October, so the private market clears through the summer: stock appears from May, peaks in June and July, and is largely gone by mid-September. Miss it and you are choosing from what nobody else wanted until the January lull. If your start date is flexible, arriving in May or June puts you in front of the queue rather than behind three thousand postgraduates. If it is not, budget for temporary accommodation rather than assuming you will find something in week one.

A larger share of Cambridge residents commute by bicycle than in any other UK city, and the infrastructure genuinely supports it — the Chisholm Trail, the guided busway path running to Addenbrooke's and out to St Ives, and a compact flat city where almost nowhere is more than twenty minutes' ride from anywhere else. This changes where you can afford to live: an address in Cherry Hinton or Arbury that looks peripheral on a bus map is central on a bike. Buy a decent lock before you buy a decent bike; cycle theft here is proportionate to the cycling.

The Cambridgeshire and Peterborough Combined Authority's Tiger pass gives under-25s £1 single fares on buses across the whole county and Peterborough. The pass itself is free — you apply with a photo and proof of age — and the scheme has been extended to March 2027. It is not limited to students and it is not widely advertised outside the county, so a substantial number of eligible newcomers simply pay full fare for a year.

Cambridge's 31 colleges are independent institutions with endowments held substantially in land, and between them they own a great deal of the city and its surroundings. Trinity founded Cambridge Science Park in 1970 and still owns it. Some colleges house their own fellows and postgraduates, which takes demand out of the private market for that group and leaves everyone else competing for the rest. If you are joining the university or a college in any capacity, ask about institutional accommodation before you look privately — it is often not advertised.
