Birmingham City Council issued a section 114 notice on 5 September 2023 — effectively a declaration that it could not balance its books — driven by an equal pay liability the council itself put at £650m to £760m plus an in-year gap of about £87m. What followed was a council tax rise of 9.99% for 2024/25 and 7.5% for 2025/26, on top of deep service cuts. The 2026/27 budget adds roughly 5% again and takes Band D past £2,300 a year. This matters practically: council tax is your bill, not the landlord's, it is billed separately from rent, and in Birmingham it is a materially bigger line than in most English cities. Check the band of any specific address before you commit — it is public and searchable — and claim the 25% single-occupant discount or the full all-student exemption if either applies to you.

Birmingham operates a Class D Clean Air Zone covering everything inside the A4540 Middleway, every hour of every day. Non-compliant cars, taxis and vans are charged daily — the rate was raised from £8 to £10 during 2026 — and non-compliant HGVs, buses and coaches pay £60. Class D means private cars are in scope, which is not true of every English CAZ. Two practical consequences: if you are bringing an older diesel from abroad, check it against the council's vehicle checker before you ship it, and think hard about renting inside the Middleway with a non-compliant car, because every trip costs. It is also the sharpest contrast with Manchester, which abandoned its charging zone entirely.

Phase 2, the Birmingham–Manchester leg, was cancelled in October 2023 and the current government confirmed in 2024 that it is not coming back. Curzon Street station is still being built, but the first services between Old Oak Common and Birmingham are now officially expected somewhere between 2036 and 2039, with the full scheme later still. Estate agents around Digbeth and Eastside have been selling the regeneration story for a decade. The regeneration is real and visible; the railway is a decade and a half away. Price the flat on what is there now.

The West Midlands has multiple bus companies and one tram. National Express West Midlands offers contactless Tap & Cap, but it only caps across National Express buses — travel on another operator or the Metro and you pay again. TfWM's SwiftGo caps at the best price across every participating bus operator and the tram together. Nobody explains this at the bus stop, and the difference over a month of mixed journeys is real money. Fares are revised annually, most recently at the end of June, so check TfWM for the current caps.

An all-out strike by refuse workers began on 11 March 2025 over the removal of a grade of collection role, and it was still unresolved a year later. Collections have run on contingency arrangements throughout, with a phased rollout of food waste collection from mid-2026. The effect varies enormously street by street, and it is the sort of thing that does not show up on a Rightmove listing. Ask the neighbours, not the agent, and look at the bin situation on the street when you view.

Wolverhampton, Dudley, Walsall and Sandwell form the Black Country, a separate place with a distinct accent, history and civic identity, and a long-standing prickliness about being absorbed into 'Birmingham'. Nothing bad happens if you get it wrong, but getting it right early buys you goodwill. The same goes for Solihull and Coventry, which are West Midlands but emphatically not Birmingham.
