What to know before you go

Benguela and Lobito are one economy and two towns — pick your end deliberately

Benguela is the provincial capital and the older, prettier city; Lobito, about 30 km north, is the deepwater port and the head of the Lobito Corridor railway; Catumbela sits between them with the province's airport. Where you live decides your commute, your rent and which side of the corridor economy you are near. Drive the Benguela–Lobito road at 7:30 on a weekday before you sign anything — this is one road serving two cities and a port.

The census says household services are much thinner than the coastline suggests

Of Benguela province's 632,291 households in the 2024 census, 420,316 had no sanitation facility, 481,267 had no water access and only 235,764 were on the electricity grid. That is the real housing market you are renting into. 'Is there a generator, is it automatic, who pays the fuel' and 'is there a tank, who fills it' are opening questions, not details, and they matter more here than the number of bedrooms.

This coast floods, and August 2026 proved it again

Benguela is semi-arid — that is what the cold Benguela Current does to this coastline — but semi-arid places flood hardest when it does rain, because nothing absorbs it. The provincial government spent August 2026 running flood response and rehousing affected families. Do not take a ground floor on a low-lying street, ask the neighbours rather than the agent what happened last rainy season, and treat a cheap price on a flood-prone plot as the market telling you something.

Medical capability is in Luanda, and Luanda is a flight away

UK government advice is blunt that healthcare outside Luanda is very limited. Benguela has a provincial hospital and private clinics, but anything serious means an evacuation, and Catumbela's airport is what makes that feasible. Confirm in writing that your insurance evacuates from Benguela — not merely 'from Angola' — and know who activates it before you need to.

Important

The Benguela Current runs cold water up this coast, so the city is dry, sunny and genuinely mild rather than sweltering, and from about May to September it turns grey, foggy and cool. People arrive with tropical assumptions and no jumper. Bring one, and enjoy the fact that this is one of the most comfortable climates in Angola.

The corridor is why the province is changing, and it is worth understanding

The Benguela Railway from Lobito to the Congolese border is under a 30-year concession granted in July 2023 to Lobito Atlantic Railway — Trafigura, Mota-Engil and Vecturis — with committed investment of USD 455 million in Angola and USD 100 million in the DRC. It is the single largest force acting on jobs, rents and logistics here. If you are weighing a move to Benguela, this is the thing to read about first.
